Affordability vs Eligibility — What’s the Difference?
Eligibility is what a bank calculates it will approve based on its own FOIR rules. Affordability is what you personally decide is a comfortable EMI to pay, combined with the down payment you already have saved.
Formula used: Comfortable EMI = (Total Monthly Income × Comfort %) − Existing Obligations. This is then converted to a loan amount using the reducing balance method, and added to your down payment to estimate the total home price you can afford. Tenure is also capped by your age relative to retirement (60 for salaried, 65 for self-employed).
A down payment of at least 20% of the home price is the general lending standard — going higher often improves your interest rate and approval odds.
